Markham zoning: what you can build
Zonelor has no reviewed Markham zoning figures yet, so nothing here is presented as fact — but the buildable envelope calculator below runs on whatever numbers you take from the Markham — Planning and Development bylaw.

Markham in context
With 338,503 residents, Markham ranks 7th among the 46 Ontario markets tracked here and holds about 3.1% of the province's rostered population. Density policy in Markham scales with that number — the language of the Zoning By-law, the committees that review it, and the depth of the comparable set all shift as a market moves up or down the Ontario order.
Markham ranks 17th nationally out of 134 rostered markets, in a tier-2 cohort of 40. It is 0.12× the size of Toronto; ignore that gap and a Markham pro forma inherits demand it does not have.
Bracketing Markham by population: London (422,324) sits directly above and Vaughan (323,103) directly below. Those two markets are the most defensible sanity check available for a Markham assumption, because they share Ontario's statutes and its approval culture.
Nationally, Markham reads most like Saskatoon, SK, Gatineau, QC, Victoria, BC — same tier, similar population, different statutes. Use them to sanity-check what density Markham can absorb, never to cite a figure: every number in the Zoning By-law is jurisdiction-specific and none of it survives a provincial border.

Reviewed zones in Markham
No Markham zone has cleared review yet. Machine-extracted bylaw figures are held in a candidate table and never rendered here, because a wrong local number is worse than no number. Read the figures from Markham — Planning and Development and enter them below.
What we publish for Markham, and what we do not
Nothing in Markham has been promoted yet. Candidate extractions may sit in the staging table, but they never render on a Markham page, and this URL stays unindexed until a reviewer confirms a figure against an Markham — Planning and Development source and dates it.
Coverage policy does not bend for Markham. Across the 134 rostered markets, including Markham, indexation needs two independent conditions — the tier gate permitting the pair, and a promoted row with provenance. Markham's tier-2 status opens tier-1 and tier-2 products.
Corrections on Markham are welcome and fast. If a figure here is stale, send the Markham — Planning and Development page and it gets re-read; the observation date on each Markham row states exactly how old the reading is, which is more than most zoning summaries will admit.
We do not claim complete Markham coverage and will not fake it. Reviewed Markham rows accumulate in order of practical relevance, and the absence of a Markham code here means it has not been read yet — not that it does not exist.

How Markham zoning is set
How Markham zoning is actually set
Markham — Planning and Development zones Markham under authority granted by the Planning Act. The Zoning By-law must sit inside the Official Plan, so a Markham site's real ceiling is the more restrictive of the two — the distinction between an as-of-right build and a policy amendment with a multi-year tail.
When the Markham bylaw falls short of what a site needs, the ordinary routes are a minor variance to the Committee of Adjustment for marginal gaps and a rezoning for structural ones. A refusal or an unacceptable condition on a Markham application is contested at the Ontario Land Tribunal. In Markham that choice is a scheduling question first: relief is measured in months, a rezoning in years, and carry does not pause for either.
Within Markham, base zoning is only the first layer. Site-specific amendments, heritage controls, holding symbols and overlay districts attach to individual parcels, which is why two adjacent Markham lots under the same code can support materially different buildings. Confirm the parcel with Markham — Planning and Development, not the colour on the map.
Markham does not control the whole stack. Changes at the Ontario level flow through the Planning Act into what Markham — Planning and Development may or must permit, and the Markham bylaw text often lags the statute. That lag is exactly where a stale Markham feasibility gets expensive.

What binds first on a Markham site
What binds first on a Markham site
Two ceilings compete on every Markham parcel: lot area × FSR, and footprint × storeys after setbacks and coverage. The calculator resolves both from your inputs and reports the binding one, because relief only helps a Markham applicant if it lifts the constraint that is actually binding.
Take a 23,000 sf Markham lot and apply 3 FSR purely as an illustration: 69,000 sf of GFA, about 73 units once 15% goes to circulation and services. That number is arithmetic, not entitlement — the Markham height limit and setback set decide whether the plate exists to hold it.
The bind flag is the whole point of a Markham run. If height binds a Markham site, an FSR bonus buys nothing and the conversation with Markham — Planning and Development is about storeys or floor-to-floor efficiency. If FSR binds, extra Markham height buys nothing either — the same area lands on a smaller plate, usually at a higher cost per square foot.
The ratio is the third lever on a Markham site. Entered here it becomes a visible Markham stall count rather than a buried cost line. Many Ontario bylaws still carry ratios written for a different era of car ownership, which makes the reduction request one of the highest-return conversations a Markham applicant can have.

Verify before you rely — this is indicative feasibility arithmetic on the numbers above, not a planning opinion. Overlays, heritage designations, site-specific exceptions, bonusing and approvals all move the answer. Confirm every figure with the municipality and a qualified planner before you transact.

Reading Markham bylaw language correctly
A note on vocabulary, because Ontario does not use the same words as every province. Floor space ratio, floor area ratio and density index all describe the same Markham relationship — permitted floor area divided by lot area — and Markham — Planning and Development may use any of them in the Zoning By-law.
Height is equally slippery in Markham. A limit expressed in metres, in storeys, or as a geometric envelope produces different buildings on the same Markham lot, and the calculator here converts between them using the floor-to-floor figure you supply rather than assuming one.
On small Markham parcels the setback set usually governs the footprint outright, and the coverage percentage in the Zoning By-law becomes decorative. The calculator shows both so a Markham user can see which is doing the work.
The Markham unit count falls out of GFA divided by average unit size after an efficiency factor, and the parking obligation follows from there. It is the shortest chain on the page and the one where a careless Markham assumption does the most damage.

Markham scale and absorption
Maximum density is not the Markham objective. Markham — Planning and Development may permit a plate the Markham market cannot absorb, and building to the ceiling in a 338,503-person market is how a compliant project becomes an unsellable one.
Where Markham demand is uncertain, staging beats maximising. It trades scale economies for optionality, and in a 17th-ranked market that trade is usually the right one.
The comparison table gives Markham a reference set that is not simply the nearest city. Similar-sized markets are the better analogue, because Markham demand tracks scale more closely than geography.
06Carry it forward
Running a Markham feasibility
Run Markham as a desk study. Pull the zone from Markham — Planning and Development, verify the designation in the Official Plan, take the five numbers from the Zoning By-law, and let the calculator resolve the bind. Printing the Markham result before commissioning a survey costs nothing and kills bad sites early.
Once the Markham envelope resolves, the numbers are portable. They ride in the URL to the next stage of the network intact, which is the point — the Markham artifact belongs to whoever ran it.
There is no Markham neighbourhood layer yet. Mapping named Markham areas to zone codes is the highest-risk data on this site, so it waits for a reviewed, dated reading rather than an inferred one.
Anyone practising in Markham can shorten the queue: one cited, dated Markham figure is enough to promote a zone row and lift this page through the publishability gate.
Keep the printed Markham summary with the file. It records the inputs, the bind, the date and the source you cited, which is the difference between a defensible Markham feasibility and a spreadsheet nobody can reconstruct six months later.

Where Markham feasibilities go wrong
Where Markham feasibilities go wrong
Three failure modes recur in Markham work: a superseded bylaw figure, a parcel-level exception nobody pulled, and a parking ratio priced as a footnote. All three are cheap to avoid in Markham and expensive to discover after closing.
Because Markham runs at 0.12× Toronto, its liquidity is thinner: an entitlement error in Markham takes longer to trade out of, and the discount demanded is steeper than the Ontario leader would face on the same file.
Nothing on this page is legal or planning advice for Markham. It is a feasibility estimate built from figures you supply or from reviewed rows that cite their Markham — Planning and Development source and date. Confirm anything material with Markham — Planning and Development before it reaches a purchase agreement.
How the Markham page is sourced
The method behind the Markham page is deliberately boring. Population and rank come from the census roster shared by all 134 markets; the statutory chain comes from the Planning Act; and the Markham regulatory figures, when any exist, come from a reviewer reading an Markham — Planning and Development page and stamping the date.
Under the gate, Markham either has a cited figure or it has none. Half-verified Markham data is treated as no data, and the page carries a noindex directive rather than a hedge.
Markham outputs carry a provenance label so a reader never has to guess. Observed Markham values cite a document and a date; modelled values are arithmetic on the numbers you entered, and are presented as such.
10Questions
Frequently asked
Which zoning figures does Zonelor publish for Markham?
None yet. Markham zoning figures are still in review, so nothing is published as fact here. The calculator still works with figures you take from the bylaw yourself.
What law lets Markham zone land?
the Planning Act. Under it, Markham — Planning and Development adopts a Zoning By-law, which must conform to an Official Plan. Where the two disagree, the policy document governs.
What happens if the Markham bylaw does not allow the building I need?
Small shortfalls are usually handled by a minor variance to the Committee of Adjustment; structural ones need a rezoning. A refusal or an unacceptable condition is contested at the Ontario Land Tribunal. The two routes differ mostly in time, and time is carry cost.
Is Markham big enough to support the density its zoning allows?
Markham has a census population of 338,503, ranking 7 of 46 in Ontario and running at 0.12× the population of Toronto. Zoning sets the ceiling; absorption decides whether reaching it is wise.
Can I use the calculator without your data?
Yes. Every input is editable, and the printable summary records exactly what you entered along with the date. Nothing on this site requires an account.
